Calgary's Inner City Market at Mid-Year: What Buyers and Sellers Should Know
A look at how Calgary's inner-city communities are performing so far this year, and what it means if you're thinking about buying or selling.

If you've been sitting on the sidelines wondering whether now is the time to buy or sell in Calgary, here's where things actually stand.
The Bank of Canada held its policy rate at 2.25% on July 15, the sixth straight decision without a change. That kind of consistency is exactly what the mortgage market needed. Prime rate is sitting at 4.45%, and lenders have responded with some of the more attractive rates we've seen in a while.
Right now you're looking at:
Five-year fixed insured rates around 3.94% to 3.99%. Variable rates starting near 3.50%. Three-year fixed around 3.84%.
Fixed rates have crept up slightly over the past few weeks as bond yields moved with energy-driven inflation concerns, but nothing dramatic. The Bank isn't expected to cut again in the near term, so if you've been waiting for a rate drop before making a move, this is likely close to where things sit for a while. The next scheduled announcement is September 2.
June closed with 2,197 sales citywide, about 4% below last June, and the benchmark price at $572,500. The sales-to-new-listings ratio came in at 56%, which puts us in balanced territory overall.
But balanced doesn't mean the same thing for every property type. Detached homes are still moving with around 2.45 months of supply, which keeps that segment competitive. Condos are a different story entirely, sitting closer to 5 months of supply. That extra inventory has pushed condos and townhomes into buyer's market territory, with real room to negotiate on price.
Part of what's driving the shift is easing migration into the city, which has taken some pressure off demand for higher-density housing after several years of record-high housing starts.
You have more selection than you've had in years, especially in condos and townhomes. Less competition means more room to negotiate on price and conditions. Combine that with mortgage rates that have held steady, and this is a genuinely good window to get into the market without the bidding war stress of a few years back.
Pricing strategy matters more right now than it has in a while. Detached homes in good condition and priced right are still moving well. Condos need to be priced sharply and presented well to stand out against the added inventory. Overpriced listings, especially in the condo segment, are sitting.
Stable rates plus a market that's finally balanced instead of frantic is a combination worth paying attention to, whether you're buying your first home, moving up, or thinking about selling.
