Community guide

Altadore

Overview

Altadore is one of the most in-demand inner-city communities for young families, known for its infill homes, tree-lined streets, and proximity to River Park and the Elbow River. It has one of the highest concentrations of new-build single-family homes in the inner city.

Lifestyle

River Park (also known as Sandy Beach) and its off-leash area anchor the community, along with quick access to Marda Loop’s shops and restaurants just to the north. Popular with families who want inner-city walkability with more square footage than a condo.

What you get here

Altadore has redeveloped harder than almost any other inner city community. The 2021 census mix runs roughly 38 percent detached, 30 percent semi detached or duplex, 9 percent row housing and 23 percent apartments, and a large share of that attached stock has gone up in the last twenty years. The pattern repeats street after street: a post war bungalow comes down, two attached infills go up, usually with finished basements and rooftop patios. Original 1940s and 1950s homes still exist here, but they are getting harder to find every year.

Getting around

Crowchild Trail on the west and 14 Street SW on the east are the main routes, and downtown is typically ten to fifteen minutes outside peak times. There is no LRT station in Altadore, so this is a driving and busing community rather than a train one. Day to day errands are walkable though, because the Marda Loop shops run along 33 and 34 Avenue at the north edge.

Schools

Altadore School (Calgary Board of Education, kindergarten to grade 6, open since 1952) and Dr. Oakley School are both in the community, and Lycée Louis Pasteur and Rundle Academy are the private options here. Designation depends on your address and can change, so confirm with the CBE or Calgary Catholic school finder before you rely on it.

What to check before you buy here

  • On new infill, ask who built it and whether Alberta New Home Warranty coverage is still in effect and transferable. Build quality varies more than price does in this community.
  • Attached infills share a party wall. Ask about sound transfer, and look at how both halves were finished, because they are often sold by different owners years apart.
  • If you are buying an original bungalow to redevelop, confirm lot width and the current land use district before you write. Not every lot here supports what your neighbour got approved.
  • Homes close to 33 and 34 Avenue trade quiet for convenience. That is a fair deal for some buyers and a dealbreaker for others, so walk the block on a summer evening before deciding.

Common questions about Altadore

Why is Altadore more expensive than nearby communities?

Three things stack up: proximity to downtown, River Park and Sandy Beach on the Elbow River, and an unusually high concentration of newer detached and semi detached homes. You are often buying a house built in the last fifteen years on inner city land, which is a different product from a 1950s bungalow two communities over.

Is Altadore a good community for families?

It is one of the stronger inner city options for families, mostly because of River Park, the school choices and the volume of newer housing with three or more bedrooms above grade. The trade offs are price per square foot and smaller lots than you would get further from the core.

What is the difference between Altadore and Marda Loop?

Marda Loop is a shopping district, not an official community. It runs along 33 and 34 Avenue SW where Altadore, South Calgary and Richmond meet, so homes marketed as Marda Loop can sit in any of the three. Check the actual community, because that is what market statistics and school designation follow.
