Inglewood
Overview
Inglewood is Calgary’s oldest neighbourhood, a mix of century homes, art studios, antique shops, and one of the city’s best-known main streets along 9 Avenue SE. It sits along the Bow and Elbow river pathways just east of downtown.
Lifestyle
Known for its independent shops, live music venues, and the Inglewood Bird Sanctuary, it’s a community with a strong sense of identity. Close to the Elbow River pathway, Pearce Estate Park, and a quick commute downtown.
What you get here
Inglewood dates to 1875 and is Calgary’s oldest neighbourhood, which shows up directly in the housing. Century cottages and early workers’ homes sit alongside converted warehouse space, newer townhomes and a growing number of low rise condo buildings, with roughly a third of the housing being condo or apartment. Because the community has been built and rebuilt in so many waves, condition varies more house to house here than almost anywhere else in the city.
Getting around
9 Avenue SE is the spine, and it runs straight into downtown, with Deerfoot Trail and Blackfoot Trail close by for getting out of the city. Downtown is a short drive, an easy ride along the Bow River pathway, or a walk from the west end of the community. A Green Line station at Inglewood/Ramsay has been part of the plan for years, but that project has been through several redesigns, so check where it currently stands before you price it into a decision.
Schools
Colonel Walker School serves the community, with further options immediately south in Ramsay. Catchments here have been redrawn before, so look your exact address up on the CBE or Calgary Catholic school finder rather than going by the community name.
What to check before you buy here
- Age is the headline risk here. On anything pre war, budget for a close look at the foundation, the wiring, the plumbing and the roof, and expect at least one surprise.
- Parts of Inglewood sit near the Bow and the Elbow. Ask about flood mapping and confirm what overland water coverage an insurer will actually write before conditions come off.
- This community carries real commercial and industrial edges. Check what is zoned around the property, not just what is standing there today.
- Character has a premium attached to it here. Make sure you are paying for genuine original detail and sound structure rather than a cosmetic renovation over old bones.
