Community guide
Richmond
Overview
Richmond sits in southwest Calgary on both sides of Crowchild Trail, south of 17 Avenue SW, on land annexed in 1907 and developed from 1950. Locally it is often called Richmond/Knob Hill after the community association, and its southeastern corner runs into the Marda Loop shopping district along 33 and 34 Avenue.
Lifestyle
It is a quieter and less expensive way to be this close to the core. Just under half the homes are detached, the Marda Loop restaurants and shops are walkable from the south end, and 17 Avenue and downtown are minutes away. Redevelopment has been steady, so new infill keeps appearing among the original post war houses.
What you get here
Richmond was built out from 1950, so the original stock is post war, and roughly half the community is still detached housing. An area redevelopment plan has been in place for years and infill has followed: duplexes, townhomes and narrow detached builds replacing older bungalows, most heavily toward the Marda Loop end. Crowchild Trail splits the community, and the two sides feel different enough that they are worth comparing separately.
Getting around
Crowchild Trail runs right through the community and 17 Avenue SW sits along the north edge, so downtown is usually ten to fifteen minutes outside peak. There is no LRT station in Richmond, though Westbrook Station is a short drive or bus ride west. Walkability depends heavily on where you are: the south end toward Marda Loop genuinely works on foot, the north end less so.
Schools
Richmond Elementary serves the community, with further public, separate and private options in the surrounding southwest communities. Designation depends on your exact address and changes over time, so confirm with the CBE or Calgary Catholic school finder before relying on it.
What to check before you buy here
- Which side of Crowchild you are on matters. Traffic noise, walkability and pricing all shift across it, so compare properties on the same side rather than against a community wide average.
- Post war bungalows here often still have original mechanicals. Furnace, electrical panel and sewer line are the three to check first.
- If you are buying infill with a legal suite, confirm it is on the City of Calgary secondary suite registry rather than taking the listing at its word.
- Listings here are sometimes marketed as Marda Loop. Confirm the actual community, because comparables, statistics and school designation follow Richmond, not the shopping district.

Common questions about Richmond
Is Richmond the same as Knob Hill?
For practical purposes, yes. The community association is Richmond/Knob Hill, while CREB and the City use Richmond for real estate and statistics, which is why listings and the market data on this page say Richmond.
Is Richmond cheaper than Altadore or Marda Loop?
Generally yes. Richmond reaches much the same amenities without carrying the same premium, and that is a large part of its appeal. The market snapshot on this page shows current benchmark pricing and updates monthly.
What kind of buyer does Richmond suit?
Buyers who want inner city southwest access at a lower entry point than the communities next door, and who are comfortable living somewhere that is still redeveloping around them.
